Bentonville

This is where things get really interesting. Trail homes have skyrocketed 19.9% since 2023, climbing from $519,545 to $623,000. Non-trail homes have only grown 2.5%. The gap between trail and non-trail homes has exploded to over $213,000. Bentonville’s market is clearly separating: trail homes are where the demand is.

 

Fayetteville

Trail homes in Fayetteville have appreciated 12.2% since 2023, going from $370,000 to $415,000. Non-trail homes grew 7.2% in the same period. The premium for trail homes has grown from $11,000 to $30,000. It’s steady, reliable growth with clear upward pressure on trail homes.

 

Rogers

Rogers trail homes have appreciated 26.7% since 2023, jumping from $375,000 to $475,000. Non-trail homes have grown 20% in the same period. The price gap has grown from $29,000 to $60,000. Trail homes are outpacing the broader market.

 

Springdale

Trail homes in Springdale have remained solid, with a current premium of about $57,613. The market has shown some volatility year to year, but the consistent premium shows that buyers value trail access. As the city expands its trail infrastructure, expect this trend to strengthen.
